Window Assessment

This page is for educational purposes and not designed to solicit a service request for this specific topic.  We have this page to help explain the intricate details of the projects we do.

Numerous commercial buildings have been left as is for numerous years but current trends are showing that historic structures are gaining in popularity and numerous buildings are currently being restored across the nation. During the developmental period of planning a commercial restoration project, performing an assessment is a feasible choice to estimate costs and avoid any discrepancies that would change the project scope, budget, and schedule. Vintage Window Restoration is capable of performing a wood window assessment for commercial structures identifying current conditions, any known discrepancies lying behind the layers of paint and potentially saving the building owner thousands of dollars in unanticipated expenses.

Window-Assessment1

Our documents cover the condition of every window with a categorization system for easy referencing and understanding the entire scope of the project. Each unit can be broken down into cost for strategizing the progression of the project and what windows are in need of immediate repairs and which can wait little longer once budget allows.

Window-Assessment2

This particular project involved the O’Kane Building in Bend, Oregon. One section of the transom window collapsed due to nearly a century of zero maintenance, crashing twelve feet onto the solid ground. Solder joints were failing on the back bracing and the caning began to buckle on the bottom due to excessive weight. Once we heard about the incident, we immediately drove to the site and assessed the collapsed window to develop the restoration plan.

Our second objective was to assess the structure’s remaining windows to understand the current conditions and develop a long-term project to restore the windows to withstand an additional hundred years. Upon our discovery, we found four large transom windows ready to fall to the ground. Fortunately, we came prepared for the situation and installed a series of retaining screws to keep the panel in place until we would be able to return to fully restore the sections. We literally saved the building owner thousands of dollars in catastrophic damage and who knows what lawsuits in the event a customer or passerby was injured or killed.
